Homeowner Inspections

Inspection services are provided for construction projects for various reasons, including:

  • Ensuring compliance with the health, safety and structural requirements of the Building Code and relevant by-laws
  • Ensuring construction is completed in accordance with the approved plans
  • To answer questions and guide the homeowner or contractor in completing the construction project correctly

As the owner of the house it is ultimately your responsibility to call for inspections.  If inspections are not requested at appropriate times, uncovering the construction will be required. 

Note: Once you have picked up your permit, please review all documents for changes that may have been made to the submitted drawings.  If any changes raise concern please review them with your plans examiner.

Attached to your approved plans will be a permit card and a card with required inspections indicated.

Note: Please ensure that the permit drawings are kept on site at all times during construction and available during inspections. 

expandBuilding Inspections

Footing

At ready stage for pouring concrete, excavation complete, forms in place on undisturbed soil free of standing water, mud and loose earth

Backfill

Ready for backfilling of foundation, dampproofing applied, weeping tile covered with stone (min. 6 inches of cover)

Structural Framing

Prior to insulation but after rough ins are complete and passed (plumbing, hvac and electrical)

Occupancy

Notice of completion must be submitted (NofC form) prior to occupying the newly constructed space, once all applicable inspectors pass occupancy inspections an occupancy permit (sample) will be issued and mailed to owner within 5 business days

Final

All construction is complete, interior and exterior. Once passed by all applicable inspectors a letter of compliance will be sent within 10 business days

Before backfilling

Underground Plumbing

Water service, sanitary and storm drains before covering

Above Ground Plumbing rough in

Plumbing System (drains, supply and venting) installed and pressure tested

Occupancy

Notice of completion must be submitted (NofC form) prior to occupying the newly constructed space, once all applicable inspectors pass occupancy inspections an occupancy permit (sample) will be issued and mailed to owner within 5 business days

Final

All construction is complete. Once passed by all applicable inspectors a letter of compliance will be sent within 10 business days

Heating and Ventilation Rough-in

HVAC ductwork complete

Insulation and Vapour Barrier

Prior to drywall but after the framing inspection is passed

Occupancy

Notice of completion must be submitted (NofC form) prior to occupying the newly constructed space, once all applicable inspectors pass occupancy inspections an occupancy permit (sample) will be issued and mailed to owner within 5 business days

Final

All construction is fully complete. Once passed by all applicable inspectors a letter of compliance will be sent within 10 business days
