Vales North
The Official Plan requires the City to undertake a study to determine if prestige industrial or commercial uses can be developed in the North Airport Road/Industrial Special Study Area in a manner that is compatible with the adjacent residential community. Similar policies apply to the other Special Study Area located at the southwest corner of Goreway Drive and Mayfield Road.
The City retained a team of consultants led by Hemson Consulting to prepare a land use, urban design and transportation study for both Special Study Areas.
The Hemson study recommends a range of uses be considered for the Airport Road Study Area, including light industry, offices, institutional and local serving commercial.
For the Mayfield Road/Goreway Drive Special Study Area, the Hemson study recommends limited institutional uses like a place of worship, private school or day care centre.
At the November 2007 public information session, area residents expressed their opposition to industrial uses in the North Airport Road/Industrial Special Study Area. Staff have received direction to proceed with the planning (that includes public participation) for the Mayfield Road/Goreway Drive Special Study Area based on the findings of the Hemson study.
Planning for the North Airport Road/Industrial Special Study Area will be put on hold by the City until 2010 following the completion of the Growth Plan Conformity Exercise which will determine the long term need for the employment lands for this area and on a City-wide basis.
